Signs Your Property Needs Professional Drainage or Grading Work
Drainage problems announce themselves early
By the time water is coming into a crawlspace or a barn, the drainage problem has been developing for a while. Catching the earlier signs saves a lot of money.
Warning signs to watch for
If your property is doing any of these, drainage or grading work is probably in your future:
- Standing water in the same spots for days after rain
- Erosion channels forming across the yard or drive
- Repeated driveway wash-outs in the same location
- Ponding along the foundation of a house or shop
- Uneven settling near slabs, pads, or footings
- Persistent wet or muddy areas that never dry out
- Ditches overtopping or backing up during normal rain
Why grading matters as much as drainage
Drainage is where water goes; grading is what makes water go there. A properly graded site sheds water toward ditches, swales, and culverts by design.
What we actually do about it
Depending on the site, drainage and grading work can be as small as regrading a low spot or as large as re-shaping the entire yard, cutting new ditches, and setting culverts. On more complex sites we'll bring in an engineer or designer.
Do it before you build, not after
If you're planning a shop, barn, or new home, address grading and drainage before the structure goes in. Retrofitting is always harder.
